Booking Terms & Conditions

These Booking Terms & Conditions form the basis of the contract between you (the guest) and us (the accommodation provider). By making a reservation, you confirm that you have read, understood, and agreed to these terms.

1. Reservations

All bookings are subject to availability and confirmation.

A booking is considered confirmed once payment (or pre-authorisation, where applicable) has been successfully processed and confirmation has been issued.

The person making the booking must be aged 18 or over and is responsible for all guests included in the reservation.

2. Rates & Payment

All rates are quoted per room, per night, and include VAT where applicable.

Payment terms vary depending on the rate selected and the booking channel used (e.g. direct booking or third-party platform).

We reserve the right to pre-authorise or charge the card provided prior to arrival in accordance with the selected rate conditions.

Any additional charges incurred during the stay must be settled before departure.

3. Cancellation & Amendments

Cancellation and amendment terms depend on the rate and policy selected at the time of booking.

The applicable cancellation policy will be clearly displayed during the booking process and in your booking confirmation.

Cancellations or amendments made outside the free cancellation period will incur charges as specified in the selected policy (e.g. first night, percentage, or full stay).

Failure to arrive on the scheduled arrival date without prior notice will be treated as a no-show (see Section 4).

4. No-Shows & Early Departures

In the event of a no-show, we reserve the right to charge the applicable no-show fee as stated in your booking policy, which may be up to the full cost of the stay.

Early departures or reduced stays after check-in are non-refundable unless otherwise agreed in writing.

5. Check-In & Check-Out

Check-in is available from the time stated in your booking confirmation.

Check-out must be completed by the stated departure time.

Early check-in or late check-out may be available by prior arrangement and may incur an additional charge.

6. Guest Behaviour & Terms of Stay

Guests agree to comply with our Guest Guidelines / Terms of Stay, which form part of these Booking Terms & Conditions.

We reserve the right to refuse accommodation or terminate a stay without refund where guest behaviour is deemed unsafe, unlawful, or disruptive to others.

7. Smoking Policy

Smoking is strictly prohibited anywhere inside the premises.

A cleaning charge equivalent to three nights’ stay will be applied where smoking has occurred indoors.

8. Pets

Pets are permitted by prior arrangement only and subject to our published pet policy.

Pet owners are fully responsible for their animals and any damage, disturbance, or additional cleaning required.

9. Damage, Loss & Cleaning Charges

Guests are responsible for any damage, breakages, loss, or excessive cleaning caused during their stay.

We reserve the right to charge the cost of repair, replacement, or specialist cleaning to the card provided.

Lost keys or property may incur replacement charges.

10. Liability

We accept no liability for loss, damage, or theft of personal belongings unless caused by our negligence.

Vehicles and personal possessions are left at the owner’s risk.

Nothing in these terms excludes or limits liability where it would be unlawful to do so.

11. Force Majeure

We shall not be liable for cancellations, delays, or failure to provide accommodation due to events beyond our reasonable control, including but not limited to extreme weather, fire, flooding, power failure, or government restrictions.

12. Privacy & Data Protection

Personal data is processed in accordance with applicable data protection legislation.

Details provided during booking are used solely for managing your reservation and legal obligations.

13. Governing Law

These Booking Terms & Conditions are governed by and construed in accordance with the laws of England and Wales.

14. Acceptance of Terms

By making a booking, you confirm acceptance of these Booking Terms & Conditions and any associated Guest Guidelines or policies provided prior to or during your stay.
